Douglas County Comprehensive Plan Amendment

Big win for Douglas County! PCS Group recently secured unanimous approval for a major Comprehensive Plan Amendment that clears the path for the Zebulon Regional Sports Complex. This strategic land use shift enables 225 acres to transition from General Industrial zoning into the Chatfield Urban Area, allowing for a much-needed mix of recreational, residential, and commercial development.

This plan also included a land exchange in partnership with Sterling Ranch and Douglas County, in which a 204-acre conservation easement and wildlife corridor were created, buffering the new development from valuable wildlife habitat areas to the south and east. This innovative land use solution, the public/private partnership, and the newly created conservation easement epitomize the smart balance of urban development with the preservation of valuable habitat.
